The steps to follow are as follows.
Step 1: Sending an out-of-court document with a bailiff by which the lessee is required to pay the due rent within a specified time.

Step 2: Issuing of Lease Use Return Order (Lessee’s Eviction Order). This order is issued shortly in about two weeks and orders the lessee to hand over the use to the owner. Along with this order, the rents owed can be claimed as well as water and electricity costs that the lessee may not have paid. In most cases the lessee retreats and delivers the property to the owner, otherwise enforcement of the decision will have to be sought.
Step 3: Forced eviction: In this case the bailiff makes an eviction without the lessee’s consent and the owner changes the lock on the property (residence or business) legally depriving the lessee of access.
The cost of the procedure varies depending on the steps to be taken as well as the amount of rent agreed which determines jurisdiction (Lower Court or Court of First Instance).
